What Are We Actually Underwriting? From Individual Assets to Interconnected Systems

AI infrastructure increasingly operates as an interconnected system. A data centre, power connection, fibre route or compute platform may be attractive individually, but its returns increasingly depend on infrastructure and counterparties outside the investor’s direct control. 

This session will examine whether investors can continue underwriting individual assets independently - or whether capital increasingly needs to assess the resilience, economics and risk allocation of the wider infrastructure system on which those assets depend. 

The discussion will address: 

  • Where value and economic scarcity sit across power, data centres, compute and connectivity 

  • Whether investors should underwrite individual assets, integrated platforms or infrastructure corridors 

  • Which interdependencies create the greatest risk to utilisation, revenue and returns 

  • How risk should be allocated when critical dependencies sit outside an asset owner’s control 

  • Whether vertical integration reduces risk or simply concentrates more risks on one balance sheet 

  • What contractual or structural protections investors need across power, networks, customers and technology
